Roof pricing depends on height, pitch and access as much as on the amount of work. Anything needing scaffolding costs more than what can be reached from a ladder — worth knowing before you compare quotes.

Why does leak tracing cost money?
Water rarely appears where it enters — it runs along a rafter or follows the membrane and drips several metres away. The roofer has to inspect the roof, the loft and the flashings, which is why tracing is a chargeable item. Anyone diagnosing it at a glance is guessing.
